I like numbers. But knowing prices went up or more homes hit the market only gets you so far. What sold? What sat? What did buyers actually pay—and how does that compare with your neighborhood? This is where I work through the local data and explain what it could mean if you’re buying, selling, or staying put.

What I’m watching
I want to know how these numbers fit together. If more homes are available, are buyers purchasing them—or are listings piling up? If the median price changes, did values shift, or did a different mix of homes sell? Those are the questions I work through before turning a market report into advice.
