“We’ll probably just wait until spring.”

In Michigan, that advice sounds logical. Better weather, more buyers, more activity.
But in practice - especially in Oakland County - it’s often incomplete and sometimes costly.

Spring can be a great time to sell.
It’s just not automatically the best time for every seller.

More Buyers Also Means More Competition

Spring doesn’t just bring buyers - it brings a flood of new listings.

When several similar homes hit the market at the same time:

  • Buyers have more options

  • Competition between sellers increases

  • Price reductions become more common than people expect

More activity doesn’t always translate to better outcomes. In many cases, it just means more noise.

Winter Buyers Tend to Be More Serious

Buyers who are active during the winter months are usually not browsing casually.

They’re often motivated by:

  • Job relocations

  • Lease deadlines

  • Family or lifestyle changes

That urgency matters. Fewer listings combined with serious buyers can put sellers in a stronger negotiating position - depending on price point and location.

Waiting Has a Real Cost

What often gets overlooked is the cost of waiting:

  • Additional mortgage payments

  • Utilities and maintenance

  • Increased competition later

  • Missed buyer windows

Sometimes waiting works.
Other times, it quietly eats into your net proceeds.

There’s no universal answer to timing a sale.
